Good News From
Bad Statistics

   A friend of mine develops large parcels of land.  Developing land into lots to build houses on is a multiple year project.  The land developer needs to know what the market is currently doing and then predict what  will be happening years from now when the homes are ready to be built and sold. Using information from the Nevada state demographer he gets population growth numbers. The Economic Development Authority of Western Nevada, (EDAWN) has predicted job growth as well as population growth in their EPIC report. In addition, their website updates real time job growth. Both agencies give us valuable insight into what is happening in the market and let us extrapolate what lies ahead in the future.  The problem is the two agencies do not agree.  The State demographer’s numbers are significantly less than EDAWN on population and job growth.  It seems that EDAWN is reporting job growth as if companies are fully staffed when they are just entering the market and may not be up to full capacity. 
   The good news! Companies are setting up shop in Washoe County.  These companies are not fully staffed and this process of hiring new employees may take years. This should, in my friend’s mind, soften the blow should we go into a downturn. I do not see a downturn cycle coming around the corner, but I was largely oblivious to the last bust until the freight train ran me over. My crystal ball says we are in for good economic times in the near future, let’s all enjoy them.
