Managing Risks in Facility Development Process
Not having the local community behind you can sink your project — case in point: local protests against Amazon’s HQ2 in Long Island City, N.Y., caused the company to cancel its plans. Discovering the priorities and concerns of the neighborhood and other constituents — long before the first presentation — is one key to a successful entitlement process. Of course a zoning analysis, environmental review, and other facets of due diligence are also paramount.

Even if your company is not building from the ground up — i.e., renovating an existing property for your project — there are site selection risks that must be managed. Changes in technology and demographic preferences are transforming building function and layout. A property owner might need to apply for a change in zoning or a permit for a business classification change. If the property has been abandoned or consists of brownfield assets, an environmental review is required.

In either case — whether your company is building a facility from the ground up or engaging in adaptive reuse of an existing structure — thorough planning and preparation will ensure the project is successfully completed on time and within budget.
