Permitted Development changes allow for larger single storey extensions

The government has recently confirmed changes to permitted development to allow larger single storey extensions.  For a period of 3 years, between 30th May 2013 and 30th May 2016, householders are able to build larger single storey rear extensions under permitted development; 8m depth for detached properties and 6m for terraced/semi-detached.  Permitted development only applies if the property isn't listed or in a conservation area and there are various criteria (e.g. width relative to existing house, and height of extension).  Guidance notes can be found here.

En-suite remodel


OPS are in the concluding stages of a refit of an en-suite as part of a larger project in Redland.  Photos of the finish will most probably be included in the next newsletter, but please find a few 'teaser shots' above.

The large room formerly comprised of solely an en-suite, with steep steps immediately as one entered.  The volume has been divided to provide two distinct zones; initially a dressing area on a higher level whilst steps lead to the bathroom on the lower level.  The dressing area features a vaulted ceiling with a skylight providing natural light below.  A storage area has been created above the flat ceiling of the bathroom.

Designer lighting has been specified throughout, using a combination of downlights and recessed LED strip lighting.  A bespoke mirrored cabinet will soon be fitted within the space.

Planning Successes


OPS have recently been successful in securing planning permission for the following:

  • Off street parking in Redland
  • Kitchen extension in Montpelier
  • Rear roof extensions in Redland

Revival of vinyl


For many years, vinyl flooring has typically been limited to impersonating other materials, such as laminate wood or floor tiles.  However, it is now possible to obtain vinyl flooring, comprising of a single colour.

OPS will shortly be commencing a single storey rear extension and internal remodelling.  Such a flooring has been specified, which will be sourced from The Colour Flooring Company.

This solid block pigment vinyl offers a simple contemporary finish that will be ideal for many situations at a fraction of the cost of alternative flooring such as rubber.
