And we’re back.

We didn’t realize how long it had been since we had chance to send out a newsletter as we’ve been very busy lately. While last year was our best year to date, we’ve managed to do half of last year’s sales volume in just one quarter.

And just as we went from the first quarter to the second last week, home prices in San Francisco did something similar where 2 is now the new 1. For the first time, with sales data for Q1 coming in, we can now say the median home price in San Francisco is $2 million — but you knew that already. But up until now, we hadn’t seen a sustained median price staying at the $2 million mark. Yes, this is partially function of mathematical averages. In March alone, single-family house prices pushed higher with median and average prices for a given house clocking in between $2.2M–$2.6M, somewhere around $1,200–$1,250/sqft, which is now higher than median and average per-square-foot prices for condominiums in the City.   
 
And while you may have seen news reports that the Bay Area lost some 64,000 people during the Pandemic housing prices still rose 20 percent in the region and, in San Francisco single-family home prices have seen median gains of 13 percent for houses and 5 percent for condominiums since March 2021. This is a number where many would be happy to not lead the nation like the 56 percent gain Austin saw or Phoenix’s 47 percent gain according to the Business Times quoting the Zillow survey we’re all sure you’ve seen. Keep in mind that those other places had room to go up in value as our market is already one of the most expensive around. Because Zillow survey data ends in November 2021, it will be interesting to see what their updates will be after you throw in Q1 numbers.

Anyway, beyond that here are some tips, reminders and other bits and bobs for you:
  • Property taxes are due April 11, 2022. Don’t forget to pay. Here’s the handy link: https://sanfrancisco-ca.county-taxes.com/
  • Mortgage rates are pushing into the 4.5%± range for 30-year fixed loans. This means that lenders may be freed up to do more purchase loans as the number of refinance applications fell by some 66% with the latest rate hikes. Higher rates also mean that folks should consider adjustable rate mortgages or otherwise. As we’ve said before, a 30-year loan is great and all (we have one too) but in reality you’re paying a lot for price insurance for a mortgage you may not keep anywhere near that long.
  • From seeing many offers as listing agents and hearing about outcomes as buyer agents, we can say that the offers that win are still usually non-contingent and financed but with higher-than-20-percent down payments. Some sellers aren’t countering offers — at least not formally — and are instead taking the best ones that come in initially.
  • We’re seeing more enforcement by the City of folks selling or treating a 2-unit home as a single-family home, so beware. Feel free to ask more if you have questions.
  • The next scheduled Fed Meeting is set for May 3 and 4, which is when mortgage rates are likely to go up, but that won’t stop the powers that be from raising interest rates if need be.

Stunning modern design in Bernal Heights
What $5.5 million buys these days over at 79 Scott Street
A Painted Lady Done Up.
As overheard, told to us or otherwise. This what we heard happened to the properties below over the past week or two. Remember what follows is obvious hearsay and subject ot change without notice. When in doubt, ask. 
  
Last selling in 2020 for $6.995M, the massive, 4,500 sqft, completely redeveloped and thoroughly modern home at 1225 Dolores is a marvel. Designed by Owen Kennerly in part (think lines, rectangles) the 4-bed, 4.5-bath, multi-level entry, home came on the market quietly in March for $8.25M and sold just a little over to a family with kids looking for, well, that!
 
Selling in 2011 for just $855,000, the 3-bed, 2-bath, top-floor condominium at Linda Street with just under 1,500 sqft and went into contract fast with one buyer who just couldn’t wait until the offer date and backed that up with an offer at $1.9M.
 
Fast on Roosevelt. With just one weekend of open houses before offers, the 2-bed, 2-bath, strong-view, nicely done condominium at 132 Roosevelt (near Corona Heights Park) with just under 1,400 sqft of space got 14 offers and is in contract some 35% over list with a backup offer too.
 
 
The saga at 114 Lyon Street with the Planning Department, DBI and what it took to unentangle the mess a Planner’s ‘mistake’ had — a few years, Planning Commission and Board of Supervisor proceedings, should have been a precursor to selling the very large and stately Victorian off of Page Street on the section of Lyon that is also a slow street. With more than 3,900 sqft of space over two units, the 5-bed, 5-bath home has the tall ceilings and grand stair case you’d expect. There is a small backyard (given the scale of the home and the neighborhood parcel sizes it’s expected (just 2,279 sqft) but still a bit disappointing) but just tons of interior space including a finished attic. Listed last year at $3.798M the property was in contract until the buyers’ down payment, which was made up of a stock portfolio, tanked and the buyers had to cancel. Coming back this year at $3.748M, there were a few parties circling with one finally pulling the trigger with a contingent offer well below the current list price.
 
The beautifully done home at 366 Hill Street, which sold in 2012 for $1.65M with just under 2,100 sqft as a ho-hum type of place that was torn down. 366 is now a bright, modern and clearly well-designed 5-bed, 2.5 bath stunner with 3,300+ sqft of space and striking views. Listed in 2020 the home didn’t sell but, bought back now with a list price of $4.299M. With bright, modern and luxe finishes, a fantastic Liberty Hill location you may be wondering why it took so long and why it’s in contract a little above its list price near $4.4M. It may have to do with the fact that there’s no parking and putting in a garage in the bedrock neighborhood would likely cost $1M (or more) and take a number of years of city approval and engineering.
 
The 4-bed, 3-bath, 2,700+ sqft house at 255 Crestmont Drive was listed at $2.199M and is in nice shape with an updated kitchen and a nice mid-century meets the 1980s and 2000s feel. It is in contract, however, for $100,000 under the list price. What gives? The property should sell for at least list price but closer to $2.4M as you’d expect, save one thing — the property is tenant-occupied.

Last selling in 2014 for $980,000 as a vintage-meets-1970s type of home, the 3-bed, 2-bath, 2-level Sunset-style home at 2439 24th Avenue near Taraval the home now has the Home Depot+ level of finishes with an updated kitchen, white walls and a large tiled main floor bath. The home also has the unwarranted bed and bath downstairs along with an undeveloped garage that you’d come to expect for the area. Set on a large, 3,000-sqft parcel with 1,475 feet of living area on the upper level, 2439 was listed at $1.495M (just over $1,000/sqft) and received 9 offers and is in contract at $2.1M having appraised for that amount already too, which may have to with the fact that the lower area may have been counted as part of the appraisal, which puts the total living area at 1,960 sqft.
 
Another home in the Avenues, 2525 22nd Avenue, hasn’t been on the market in more than 70 years. The barrel-front, Marina-style home has 3 beds, 1.5 baths and just under 1,800 sqft of space and a finished downstairs space on an extra deep and extra wide (30 x 120) parcel. Listed at $1.395M for just a weekend, there were 13 offers with the winning one landing over $2.1M.

And others...
 
A 3-bed, 1.5-bath, lower floor condo at 1156 Treat at 24th Street with parking and a little over 1,100 sqft of living area listed at $1.195M is in contract at $1.325M with a 21-day escrow.
 
1527 20th Avenue
, a cute, non-traditional Sunset-style house (think California bungalow with parking in the back of the house) with 3 beds, 1 bath and 1,480+ sqft was listed at $1.295M and is in contract at over $1.8M.
 
One of the condominiums at 348 Church Street, No. 104, with 2 beds, 2 baths and 1,200 sqft of living area where everything is painted white (think plantation shutters, decently updated finishes) was listed at $1.295M and is in contract at $1.525M.
 
And in the Bayview too. A townhouse, house with 4 beds, 3 baths and 1800+ sqft of living area at 1385 Hudson has decent finishes (think: oak cabinets, 1990s/2000s darker walls) and was listed at $1.098M. As it was owner-occupied, there wasn’t staging per se and after 2 weeks on the market no offers, which is when these buyers made their offer of $1.3M that was accepted.

A modest house at 539 39th Avenue at Geary with 2 beds, 1 baths and 1,300 sqft was brisk and busy with folks coming to see the property with 8 offers coming in that brought the house, listed at $1.295M, up to $1.85M.
 
A fixer out in the Outer Richmond. A barrel-font/Sunset-style house at 855 41st Avenue set on an extra deep parcel off of Fulton near Golden Gate Park was listed at $1.095M. With nearly 1,600 sqft of area already in the envelope with an entire garage floor to develop, it’s little wonder that there were 5 offers with an all-cash contractor winning it (and closing it) at $1.6M.
