The local market statistics are updated with last month’s sold data and now available on my site.

2017 is almost over and the total number of new listings in San Luis Obispo County is 4.2% lower than last year with 172 less new single family homes coming on the market. Between January and November 2016 there were 4,094 new single family homes listed for sale, in 2017 there were only 3,922. Even though there were less new listings, the number of homes sold was only as 1.4% lower - from 3,005 to 2,962.

As a result of the low inventory, the median home price has increased dramatically from $530,500 to $570,500, an increase of 7.5% in just one year. The average days on market has decreased from 58 in 2016 to 56 in 2017. The chart below shows the months of inventory for each of the last 36 months. Summer months tend to have more inventory and this November dropped to just 3.1 months of inventory. 6 months of inventory is considered a neutral market. More than 6 is a buyer favored market, less than 6 is a seller favored market.
