The local market statistics are updated with last month’s sold data and now available on my site.
 
In summary, the market is stabilizing.  With the recent interest rates increases, pressure on affordability is causing buyers to take more time to find the home that fits all of their needs.  Buyers are being more selective about their purchase, so it’s important that sellers are pricing their homes accordingly and recognizing that fewer offers are likely to come in across the board.  We are seeing more price reductions than we have seen in years as a result of the increased time it’s taking to sell homes.  Because of this, we’re seeing an increase in inventory for the first time in years - it’s still a tight market, but softening just a little.  Homeownership is still extremely important to consumers; the demand for homes is still there.  Appreciation is still increasing, though the pace has slowed considerably, and it’s forecast that this will be the new normal.  Click Here to view more information about housing trends in California and 2019 forecasts.

A process that Patterson Realty offers to sellers is our “Pricing Committee,” in which we hand select a few agents that are familiar with the specific micro-market of their home and ask them to tour the home.  We then have each agent provide a report, including property strengths, weaknesses, marketing suggestions, and finally a recommended listing price.  This gives the seller a thorough idea of what to expect when listing their home, including sound advice from more than one expert regarding listing price.  Having more than one recommendation of price helps sellers feel confident that the listing price they choose can keep them ahead of the price reduction trend!
