The number of single family homes that accepted an offer in January 2019 was significantly higher than in previous years. 266 homes went pending in January 2019, 238 in 2018, 244 in 2017, and just 226 in 2016. There were 294 new listings this January, less than the 312 new listings in January 2018.
What does this mean for the market in 2019? Inventory levels dropped further, leading to just 3.3 months of housing supply. In 2018 the low inventory levels median home price increased and homes sold faster. Historically, March has been the busiest month for new listings.
