ABOUT SHORESMITH

The Shoresmith condos is the first condo project in South Lake Union since Veer Lofts and Enso were built in 2008/2009. Located at Republican and Minor, Shoresmith offers 113 units in a 9 story building. The entire offering of units are studio, open one bedroom and one bedroom units.

BUILDING FEATURES

The Shoresmith is a 9 story building featuring 113 units. It has a secured front door entrance offering the Butterfly video security system. It allows residents to see their visitors and package delivery. At this time, the project is planning to have a concierge – the operating hours are still up to debate.

The lobby entrance leads to a beautiful homeowners lounge and co-working space. I found the space to be similar to a new hotel. It was laid out well with contemporary furniture and lots of natural light. I mentioned in the video, that I believe this space will be a great opportunity for residents that want a little extra space for work or to engage with other residents in the building.

Shoresmith also offers a storage room for packages with cold storage. I was pretty impressed with the size of the space. This is a big pinch point for condos developed prior to Amazon and the surge of e-commerce.

UNIT FEATURES

Shoresmith offers 113 units. They are a mix of studios, open one bedrooms and one bedroom units. In my opinion, they are pretty well appointed. Nice quartz countertops, modern cabinets and Bertazzoni appliance package. The units feature in-unit washer and dryers, spacious bathrooms and large windows.

DEVELOPMENT TEAM

The Shoresmith condos is being developed by Plus Capital Partners LLC. This is their first condominium project in Seattle. They previously had plans to develop Elev8 in Bellevue and they own a condo site in Downtown between 2nd/3rd and Pike/Pine. The architect on the project is MZA: https://mza-us.com/ Marketing and site sales are being managed by Polaris Pacific.

PARKING AND STORAGE

Parking spaces are included with one-bedroom homes, but are a paid option for other homeowners. Regular parking spaces are available at $50,000 and EV (electric) spaces are $60,000. Storage units are optional as well, with prices expected to range between $5,000 to $10,000. When I spoke with sales in early August (2021) it sounds like they may be enough storage for all units. Although I don’t expect each owner to buy one.

HOA DUES AND PREFERRED LENDER

HOA dues are expected to be $0.75 per square foot. In my opinion, this is at market for a project this size/scale. As I mentioned before the concierge staff hits the operating budget more than just about anything. After speaking with sales, it is expected that dues would cover:

Water
Sewer
Garbage
Earthquake
Common area maintenance
Windows, etc…

MY OPINION

As I mentioned in the video review, there is a lot to like about the project. Love the location, access to the freeways and all the neighborhood amenities in South Lake Union. Its a bit limited without 2 bedroom plans, but that also makes it straight forward. Just one color package throughout the building, nicely sized units and big windows. I think the amenities are thoughtful and the development team paid attention to most of the details.
