What an Amazing April!

Have you walked down Pearl Street to appreciate the terrific tulips yet? They are in full bloom and absolutely amazing! Yes, Spring is here and so is the traditionally busy Real Estate season. Check out the First Quarter Stats to see how prices really are going up as predicted. We're continuing to see multiple bids in the lower price range and a general lack of inventory. Spring Stats are Satisfying Sellers
The First Quarter Stats confirm that prices are continuing to rise, and that's great news if you're considering selling this year. The median price of a single family home in Boulder County is now $588,000 and is up 12.7%. Boulder County is Adding How Many Residents Per Day--Yikes!

It's clear that Boulder County is growing, and homes are in high demand here, but how many people are actually moving here? This article in the Daily Camera says, "Boulder County saw a net gain of nearly 10 new residents per day between July 2015 and July 2016, according to newly released U.S. Census Bureau data." Where are they finding a place to live is what we all want to know. The housing market is tight, and now that the busy Spring season is here, we are seeing how the limited availability is good news for sellers, and sparking high competition for buyers. 

Are there any Affordable Homes Left in Boulder County? 
Boulder County is an extremely desirable place to live, one of the top places in the country, and also one of the most expensive. As explored in this article in the Daily Camera, "There's no affordable homes left in Boulder County. Looking to head east to the Carbon Valley? There's nothing left there, either...In the last three years, the number of single family homes for sale under $250,000 has dropped 72 percent, and the number of attached dwellings for less than $150,000 declined by 87 percent." " Without entry level" homes as options, many people won't be able to buy. Demand is going up, and so are the prices, and it doesn't seem to be slowing down. 

The "Coolest" Listing Video Plays off La La Land
Most exclusive homes have a listing video presentation for people to watch online. This mansion listed in L.A. has a Realtor who wanted to "think outside the box" for its video to show off the extraordinary unique features of the home. What did they do? They played off of the Oscar winning movie "La La Land" with music and dancing throughout the home. Honestly, it's a pretty cool video, check it out HERE.
