Boulder County is Busy and Thriving this Summer

Happy Summer Solstice everyone! The summer heat is here and Boulder County is getting a lot of attention — with a local city (Superior) having scored slots on several “Best Places to Live” lists, and countless fun and creative events happening throughout the summer.  

Check out the article below from BizWest outlining the recent Boulder Economic Summit, and learn how our real estate market is impacted by both housing and transportation issues.  May Stats are in: inventory is fluctuating, and prices are continuing to rise. May Brings New Listings and...
Peak home buying/selling season is here. Boulder County single family home sales show a continued rise in prices as inventory of homes for sale declined by 10.6% in 2018 from the same 5-month period last year.  The median home sale price today is $599,950 today versus $565,000 this time last year - that’s an increase of 6.2%.  With less inventory for sale, and continued demand for local single family homes, prices continue to rise.

Boulder County Attached Dwellings saw an increase in units for sale of 18% for January-May 2018 versus the same period in 2017.  This inventory rise is largely due to new construction in Erie and Longmont, with other towns contributing a few units as well. Prices continue to climb and are up 10.9% with the median price of $399,195 versus $359,800 this time last year.  

Although mortgage rates are up from this time last year, it doesn’t appear that our market's price appreciation is slowing.  I attribute this to the buying power of tech-economy job consumers in our marketplace who continue to move to our County.

Which Neighbor City is on Many "Best Places to Live" Lists?
Superior, CO has received a lot of national attention recently, catapulting it onto many "Best Places to Live" lists. For example: Money Magazine loved its numerous local amenities and bountiful open spaces (which account for about 25 percent of Superior’s land area). Niche ranked it the 4th Best Place to Live in Colorado thanks to its proximity to the Flatirons (without being Boulder). The city has everything you need, including great shopping and restaurants. It's conveniently located between Denver and Boulder, draws many families, and "local entrepreneurs have also found a niche in a place where the median household income is $100,194 a year." This is great news for those of you who own a property in Superior, and for those of you looking to buy in the area. Check it out soon if you haven't visited recently!

Housing and Transportation Issues in Boulder Need Attention
After the recent Boulder Economic Summit, in May, RE/MAX of Boulder owner, Jay Kalinski, wrote an article for BizWest discussing what "businesses are experiencing in terms of housing and mobility needs, what they are doing to address them, and what possible solutions they see. The majority of many businesses’ employees live outside the city, that many of those employees would like to live in Boulder, and that there are myriad housing and transportation challenges facing businesses and employees."

If Boulder doesn't address these challenges,  and "find better ways to address its housing and transportation issues, it risks losing its economic vigor as more and more businesses will choose to relocate to more hospitable areas." Between the expensive cost of living, high property taxes, the inconvenience of working downtown with limited parking and public transportation options, the city has some work to do. The good news is that Boulder is "one of the brainiest (and best) cities in America", keeping many minds optimistic that solutions are coming down the pike soon.
