Year End Stats are In...
As 2018 launches, we are rolling into a more balanced market. The 2017 median price for a single family home in Boulder County only increased by 4.9%, compared to 2016 when the median price increased by 13.7%. What does this mean to you? If you’re selling, there is still pent-up buyer demand, multiple offers on the best homes, and prices are increasing slightly. If you’re buying, there are both new construction and re-sale homes available, fewer multiple offer scenarios to deal with, prices are up only slightly, and interest rates remain low.
Sellers - I can advise you about how to prep and position your home for the market so you realize the highest price in the shortest amount of time. Buyers - I can interpret each micro-market and advise you on the most effective strategy for presenting your offer.

Wondering if you Should Sell in 2018?
This article in Realtor.com recaps something many of us in Boulder County are familiar with the fact that "homes are flying off the market at record prices, and buyers are still clamoring to get in the game. One thing is clear: It's a great time to be a seller." While that's been true for the past couple of years, we don't know what the future holds for our local real estate market, and the days of low inventory and price increases could be slowing down soon. If you're considering selling your home this year, reasons to move quickly include current low interest rates, low inventory and high demand for homes in this area, prices continuing to increase as we see from the Year End Stats, and relative affordability with "stock market surges setting the stage for high home buyer turnout in 2018." If you're looking for a great reason to sell soon, those all seem like great ones to me.
