Fall in Love with Real Estate

If you're not already in love with real estate, this is the time of year to do so--before Spring begins and the traditionally busy season gets underway. Consider what your plans for the year are and how I can support you in executing them. The Buzz this month highlights important and unique trends in the monthly stats, as well as significant questions like: what will the market do in 2018? A question on many of our minds in the real estate industry. As we know, the market is often changing, and I am here to keep you informed with what is happening throughout the Boulder County area. 

Starting the Year off with Stats that Say...
How is it that for Boulder County single family homes the “average sale price” is UP, but the “median sale price” is DOWN?? Remember, this is just a one month snap-shot and isn’t indicative of the full year trend. It just takes a couple high-end sales to skew the “average price”. For instance, there was a sale in Boulder in January 2018 for $4.1M, whereas in January 2017 the highest sale price was $2.2M. Even though the median and average prices were fairly far apart last month, we normally see them converge as we head into our spring market. I really think we’re going to see Boulder County home prices spiral up again in 2018. There’s still enormous buyer demand and very slim supply. Click HERE to view the complete January, 2018 Stats. 

Will the Prices of Homes Continue to Go Up in 2018?

Now that 2018 is underway, many of us are wondering if prices will continue to increase? According to this article in Realtor.com, "Home buyers on a budget may want to have a seat and take a few deep breaths. Home prices around the country are continuing to surge—and they're not likely to slow down any time soon." If you're considering purchasing a home, or putting yours on the market in 2018, now is the time to discuss when is the best time to do so. It seems like "People are paying above appraisals" nationally as well as here in Boulder County and across the Front Range. Reach out to me today for more information. 

A Proposed Initiative to Limit New Housing Along the Front Range...
"A ballot measure to cap home and apartment construction along Colorado’s Front Range is undergoing a formal state review, setting off alarm bells with real estate agents and homebuilders" this month as discussed in the Denver Post.  Some fear overcrowding and water shortage with all the new construction going up, however, there is concern that affordability will go out the window if there is too much demand and too little supply for homes. As you can see, this is a controversial issue, and I encourage you to research this initiative to see where you stand. 

How to "Romantify" your Home with these Beautiful Candleholders...
Love is in the air this time of year and what better way to spice up your home then try a few new candle holders! There are some great ones in this article that I hadn't even thought of before. I really like the outdoor hanging tea lights. Which ones are your favorite?
