Just when we all felt home prices were peaking after 4+ years of appreciation, they've decided to amp up again. Compared to a year ago, availability of single-family homes has fallen over 10% compared to this time last year. In return, you can count on about the same amount of appreciation to occur due to the shortage. Remodeling Trends for 2018
Whether you're preparing your home for sale, or investing in a remodel project, Houzz has the scoop on this year's current trends. Average Home Prices in Boulder Reach How Much?
Jay Kalinski, RE/MAX of Boulder's owner/broker wrote an article for BizWest this month explaining how "The average single family home price in Boulder reached $1,207,403 by the end of March, which represents a whopping 21 percent increase over the same period last year." Kalinski goes on to explain that "multiple homes listed over $1.3 million ultimately sold for at least $200,000 over asking price. On the seller side, it is a cause for celebration, as the next chapter of their lives will be unexpectedly more comfortable. On the buyer side, it can be incredibly frustrating to save for a major purchase, believe you are well-positioned to make your dream come true, only to have the finish line moved forward on you."
There are a variety of factors at play for the increase in these prices, with one key ingredient being the fact that "Boulder has almost reached full build-out under current zoning regulations. That is, we are much closer to running out of land now, which will continue to put upward pressure on existing homes." Does this mean Boulder is becoming a "resort market"? It is true that "Boulder was listed in the top five least affordable housing markets, along with San Francisco, Silicon Valley, Honolulu and San Diego to live in the country."
