Boston Average Luxury Sale Price Almost Hits $2.4M! 

Sale prices in Boston’s 45 luxury full-service buildings in Q1 were the second highest in recent memory. The average sale price was down 6% from Q1 2015 to $2,300,975 from $2,456,308 in Q1 2016. The number of sales, however, was up 53% over the same period. The average price per square foot rose 12% to $1,380.

Anecdotally, the word on the street is the luxury market in the new full-service buildings is on fire. In buildings such as the Millennium Tower and the 61 story 4 Seasons Dalton, both currently under construction, under agreement prices are ranging from $3,000 to $5,000 per square foot. These prices represent a fundamental upward shift in Boston’s luxury market.
