A Builder's Perspective Puget Sound Residential Construction Market Conditions

Work requests are coming in heavy. Given the robust real estate and construction markets, we’re witnessing dynamic shifts in both traditional construction project timelines and budgetsThe high demand for, and shortage of, skilled labor is minatory to the Puget Sound market say, even from a year ago, coupled with: a high backlog for permits with governing agencies, inventory shortages, and a heavy load of homeowners making property improvements. When it comes to remodels, renovations, tear-downs and new build projects within the heart of King County, the impact and reality now includes longer timeframes for getting started (consultations & initial budgets), contracting, and scheduling skilled labor. Professionals and industry leaders are booked, if not weeks and months, in some cases years.

Our Company Story & Team Growth In the past few years, our company has expanded from a small family team, now to a team of employees who outnumber original founding family members. This growth is planned and intentional. The challenge for us, is to maintain our company culture of care and to ensure our high standard of ethics along the way. We continue to strategically add to our team, check out our open roles on the company website careers page. We're always on the look out for exceptional candidates who embody empathy, integrity and attention to detail.

We're Excited to Build and Grateful Your Trust! At RCH, we are grateful for our clients and work hard to provide excellence in our business processes. Employee Spotlight: Joel Schafer

"I especially enjoy the collaboration and team work that happens each and every day."
Joel Schafer, Project Manager / Superintendent

Industry perspective
Joel’s career began in Washington State, he was framing his first houses at the age of 18. And It’s no coincidence that one of his first projects with RCH brings him full circle, back to the very town he was raised in: Kirkland, WA. The Lake Washington waterfront project includes the demo of an existing house with new construction. The owner’s goals include working with a builder and design team that includes appropriate resources, experience and communication skills that fit their direct and open style.  We are excited to see Joel break ground on this project in the coming quarter.
Joel honed his construction experience and exceptional project management skills, as he developed some of the grandest modern mountain homes tucked into the Rockies. Colorado, Montana and even Central Oregon are dotted with Joel’s past projects. Joel is a problem solver and shares this perspective, “I think the construction industry is the most exciting field there is to work in. Each cycle seems to have its own unique challenges. With the current lack of trade capacity, it is a great time for the real talent to become highly successful, and for the clients, it is more important than ever to align with reputable construction companies that have a history of forming solid relationships with their trade partners.” Joel deftly tackles the unique challenges of every custom build.

Outside of Work
After living and working around the Rockies, for a good portion of his adult life, Joel returned to Washington State. He shares” I love the climate, the mountains and the music scene here.” As a boy, Joel was an active athlete. After learning to ski, he settled into snowboarding at the age of 13, a sport that he continues to pursue today, along with hiking and martial arts. Joel’s most recent vacation time included some R&R in a cabin in Western Montana; canoeing, fishing, and hiking around Flathead Lake with his  family: wife Rachel, daughter Savanah & son Dakota.

We count it a privilege that Joel Schafer has joined Rainier Custom Homes—Welcome Joel!
