2021 HOA Dues

Thank you to the neighbors that paid their Annual Dues!  If you have not done so, please send our accountant Holly A. Carlin $100 per lot.  Interest charges will be incurred after August 31, 2021 per Bylaw Articles X.6.

Annual Neighborhood Party RESULTS

41 out of 105 responses were received.  

The results are in...

  • 79%  Saturday, August 21 at 5pm  

  • 56% Catered  

  • 66% would like to help with the party!  Woo Hoo!


Wildfire Survey RESULTS
40 out of 105 lots responded. 

  • 50% of our neighbors are interested in reducing our wildfire risk.  Many would like to see other bids offered because cost is always important.

  • 93% find it reasonable to donate $250 to the PDFD for wood chipping.

  • 71% find it important to pursue Firewise status.

  • 40% would be willing to spend $4,000 on professionals to reduce wildfire risk.

Neighborhood Party Attendance 

Please take the Summer Party Attendance survey today. 

We would like to get a better number for our catering numbers and sign up for specific volunteer jobs. 

WILDFIRE PREVENTION

It was recommended that we contact Glenn Wright on Summit County Council to ask for some financial help with our neighborhood fire mitigation plan.  We (the BOT) are waiting to hear back from him once he has discussed with the rest of the council members.  Stay tuned.

Annual Meeting

The meeting will be held the first week in November, in-person, as of now, at the Library at Kimball Junction at 7pm.  

Please note that Jean Hottinger and Erin Ferguson’s terms expire in November.  We will hold elections for both volunteer positions during the meeting.  If you are interested in joining the HCOA Board of Trustees and have questions, please send us an email.

Committee Updates

Architecture

The Architectural Review Committee has been fairly busy.

  • Lot 34, (K. Peterson) - Remodel proposal approved on 5/18/21.

  • Lot 29, (A. Gicqueau) - New - ARC and Board approved a variance for roof, siding & modular 2nd floor..  Awaiting final plans, deposit, other documents for final phase of review & approval.

  • Lot 15 (L. Margolis) - New - ARC is currently working on review of preliminary drawings 

Thank you to all the neighbors who have shared with us home improvements, even if the paint color remains the same! 


Fire & Weeds
In a holding pattern due to financial concerns and collaboration with Summit County regarding fire mitigation as well as noxious weed concerns.  I would like to schedule another committee meeting in the next couple of weeks but nothing has been scheduled as of yet.  I will reach out to the committee members next week.  Thanks to all in advance for volunteering your time.

Governing Documents
We had great attendance at our first meeting. We are very optimistic that we will be successful in producing governing docs that will satisfy all homeowners and the board. We plan to meet twice monthly on Wednesday at 7pm. Please contact Walt Jones at wcjhoa@gmail.com with any questions.

Neighborhood Summer Party
Saturday, August 21 5-8pm at the cul de sac of Hidden Cove Drive and Northcove Drive.  Please let us know if you will be attending and/or would like to volunteer via the Survey.

Committee Members are still needed to volunteer with the Newsletter and/or Welcoming New Neighbors. 

Property Improvements

Please get in touch with the Board first.
Remember that any exterior property improvement projects such as painting, siding, roofing material replacement, or any project that results in a change to the appearance of your property and its structures require Board of Trustees to be notified.  Applications can be found on the Hidden Cove Website under Document Library.

As a reminder…

  • All Recreational Vehicles, boats, snowmobiles, motorhomes, trailers… shall be screened from view of all lots within the subdivision.  All vehicles exposed to view from any lot shall be maintained....and regularly used.  No commercial or industrial type vehicles or trailers shall be stored or parked on any lot.

  • No fencing is allowed in the subdivision.

  • One Accessory Structure per lot. Requires Board approval.
